With 36 miles of lakefront on Canandaigua Lake there is something for everyone.

Canandaigua Lake offers some of the more stylish homes on the Finger Lakes, just after Skaneateles Lake. You will find stately homes that are gated, manicured and ultimately impressive wrapping their way around the Lake.

Some of the well known and prominent leaders and CEO’s of various Monroe and Ontario County business’s have purchased and or built some of the more magnificent structures.

In a normal year you can find an average of forty homes for sale on Canandaigua Lake with an average of about twenty seven selling throughout the year.

The real estate market on Canandaigua Lake is quite unique. Lot and home sizes are larger than the neighboring lakes of Conesus and Honeoye Lakes. All three of these lakes are short commutes from the Rochester Market area. Canandaigua Lake is also larger and offers a more diverse topography than it’s sister lakes. The average sale price is around $675,000 and the average days on market for these sold homes is 59 days.

To confuse things a little, there are currently 40 single family homes for sale with an average sale price of $870,000 and days on market of 127 days.

The difference shows up in the homes that actually sell right away and the ones that have been on the market through several cycles.

Homes that sell quickly are the Lake homes that have been prepared, staged and updated tastefully neutral, well maintained both inside and out, have minimal stairs and are priced right.

The other Lake homes that tend to stay on the market much longer than average are usually very unique and require just the right buyer. These include Canandaigua Lake Homes that sit high up on the cliffs and require many stairs or even a tram to reach the lake. The homes themselves are exquisite and are suited for those that enjoy the stunning panoramic views versus being in the water. Other beautiful homes that take longer to sell sit across the busy roads that circle Canandaigua Lake with waterfront across from the property.

Currently the highest priced home on Canandaigua Lake for sale is $2,790,000 and sits on the east side of the lake. The most affordable Lake property for sale is at the lower end of the lake with shared Lake access with a listing price of $149,900. So as you see there really is something for everyone, even on a lake with a higher average sale price.
